People have become more aware of their environmental footprint as well as ways that they can use less resources to save money. In any economy, I don’t think that any of us would mind saving some extra money! Not only are low flow toilets pretty standard these days in Seattle homes, but they have also become much more stylish, functional, and affordable. However one problem we have yet to overcome is how to make them last permanently. Most normal water heaters present an average expected life of from between 12 to 15 years, give or take. Popular Seattle Water Heaters

Gas water heaters run via natural gas (or sometimes propane). They normally use a burner to heat up the reservoir of waters to the home owners’ specified temperature, commonly this is no more than one hundred twenty five degrees. Natural gas water heaters have a very fast recovery rate. This means that once all of the hot water in the tank is depleted, that the natural gas water heater can speedily heat up the entire tank all over again. This feature of gas water heaters allows for multiple appliances to be used at once (shower area, dishwasher, for example). Tankless water heaters run cleanly and also quietly, and also require virtually no maintenance. They can be installed both on the interior or the exterior of your home, with the proper ventilation. Another clear benefit to tankless heaters is their life span: they typically have a 25 year lifespan, and nearly all models come with a standard 13 year warranty.

Contrary to popular belief, bathtub installation projects do not have to be a lot of hard work, with proper planning of course! There are many different styles of bathtubs, and in recent years they have added comfort and luxury with features such as jet tubs. Regardless of what the problem is with your bath, you can count on me as your Seattle Bathtub installation expert! We can stop your tubs leaks, caulking issues, broken pipes, leaking pipes, install a new tub– you name it!

If your bathtub is outdated or sits awkwardly in the corner of your bathroom, taking up too much space and looking out of sorts, there is hope! Frame-less bath enclosures have become stylish solutions to otherwise dismal looking bathrooms. They add charm and personality all the while being incredibly affordable and very easy to take care of. Frame-less enclosures are made out of glass, making them easy to blend in with your bathroom’s existing decor and adding sophistication.

Bathtub Installation Procedures

As I said, bathtubs installations sound a lot more intimidating than they actually are. By no means would I ever advocate for a homeowner to do anything that they are not comfortable doing, and this information should not be used in lieu of talking to a Washington licensed plumber. Without further adieu, here are the quick steps to a new bathtub in Seattle.
  1. Turn off all of the water to your home

    While you could just turn off the water to your bathroom, why risk it? It takes practically the same amount of time to turn off water to the whole house, and you will have piece of mind knowing that you won’t have any bigger accidents in store. Like I was told growing up, “An ounce of prevention is worth a pound of cure”.

  2. Put down a tarp

    This will get a little messy, and an easier clean up always makes for a better job!

  3. Remove the existing tub

    Claw-foot and raised tubs (such as an iron tub) are much easier to remove than acrylic tubs. If your current tub is acrylic, there is a possibility that you might have to do some structural remodeling if you are changing the style of the tub. To begin, you will need to remove all fixtures and the tub spout. Next you need to take off the access panel and remove the drain and the overflow. Now the fun part — using a pry bar, pull the tub away from the floor. Please be sure you have someone, preferably a licensed plumber, help you with these steps in your bathroom remodeling and renovation project!

  4. Prepare

    Once you have the old bathtub removed (which may or may not be in pieces) you need to prep the bathroom for your new tub. This should included framing, checking clearances, and pipes.

  5. Put it back together

    Once you have your new bathtub in place, reconnect the pipes and install your plumbing fixtures. To prevent any leaks, you may also want to seal the seams of your new tub as well!

While this is certainly not a task I would recommend home owners doing as their first project, I have been installing bathtubs in Seattle for over 35 years. Seattle Kitchen Sink Installation

For many people, choosing a kitchen sink may seem like something that requires a minimal amount of thought. “I want a sink with a disposal and I’ll spend the majority of my time finding the perfect fixtures”. However, I really stress to my clients to take a few moments to make the right decisions when picking out their new kitchen sink. Your sinks main purpose should always be functionality first, fashion second. Consider the shape of your current kitchen sink, disregarding the style and material it is made out of. Now that you a visualization of your sink, here are a few useful things to consider:

  • Existing Kitchen Design: Are you replacing just your sink, the sink and counter tops, or even the whole kitchen? Planning out which materials and elements of your kitchen you are going to be altering can really help you plan your new sink. For example, there are some materials like a solid surface counter that can be easily added with a receiver to avoid joints, where you can pick up the crumbs.
  • Depth: Sinks usually come in depths of 6, 8 or 12 inches. Ideally you want to match of the depth to fit your needs; if you do a lot of cooking with large pots and pans than you probably want to get a deeper sink.
  • Width: An easy way of determining the width of your kitchen is to think about the size of your largest pot, pan, or plate. If you were to invite your family over for a large holiday meal, would you be able to fit all the dirty dishes in your sink and dishwasher? Most homeowners go with the two sink option which provides for a dedicated waste / garbage disposal. Some people do opt to go with the larger triple bowls, as do some people go with a single basin sink. It’s all personal preference based on your needs.
  • Fittings and accessories: How are you going to control the water flow and temperature? One nozzle, two, three? What about an extend-able hose? Instant hot water? All of these factor into how the design of your kitchen sink; some materials you can completely customize whereas others are what you see is what you get.
  • Design: Most of them are rectangular base with semi-rounded corners. There are literally thousands of styles out there, so once you get the above details figured out, then you just have to match the actual sink design to the style or decor of your kitchen. Farmhouses and ranches typically have over-sized white porcelain sinks with smooth rounded corners, but no one is saying that you can’t be more unique by say putting in a converted galvanized water container. Your imagination is truly the limit, and with home much time people spend in the kitchen, you sink can really stand out!
